Building Solutions (BSX) was founded in the depths of the 1980's real estate crisis by Bill Keslar. With decades of experience in real estate development and property management, he saw that an increasing number of investors and real estate managers were faced with tough problems and needed business-minded technical leadership to solve them.
Millions of square feet of developed real estate were on the market and smart buyers needed skilled technical advisors to help them avoid pitfalls of hidden physical defects and determine the true value of real estate assets. BSX was engaged to complete due diligence assessments designed to help the buyers acquire property at a fair price with full understanding of capital improvement and repair needs.

This experience propelled BSX as a market leader in real estate due diligence across the southwestern United States in the early years of the firm's history. The firm provided a team of experienced professional specialists collaborating under a project manager with experience as a developer and operator.
This model brought together the highest level of technical knowledge in-depth investigation and reports designed to assist future operations, as well as support the transaction practical recommendations and market-savvy assessment responsiveness to meet transaction timing demands.

During the early 1990's, BSX also worked for portfolio managers and institutions seeking to stabilize and dispose of thousands of real estate assets. The firm's assessments guided the disposition process for millions of square feet of distressed real estate.
Aside from assessments, the company was also selected for major development projects and complex redevelopments, often for existing investor clients. Some involved correcting major flaws caused by predecessors and entailed extremely delicate situations, such as restarting projects with failed development partnerships, bankrupt contractors, or renegotiating difficult situations with municipal officials.
In the mid-90's, BSX successfully negotiated the roof insurance claim for a highly touted Dallas independent school. The firm was hired for additional on-campus projects and a new market was born as many other similarly accredited schools in the Independent Schools Association of the Southwest (ISAS) sought BSX services.
The firm's flagship product, the Facility Audit, was created as a result of these relationships and has since become the 'gold standard' for independent school campus assessments in the United States. BSX has served well over half of the ISAS schools and many in other accrediting organizations and regions. Since that early start with only a few independent schools, BSX recognized Lakeland Christian School in Lakeland, FL as the firm's 100th independent school client in 2016.
In 2020, BSX celebrated our 30th anniversary by committing to a year-long campaign, entitled "Building Solutions for Brighter Futures," in hopes of bringing awareness to the inequities in school facilities and champion successful learning environments for K-12 students in Dallas-Fort Worth. Through our social justice and equity campaign, we sought to construct a better future for scholars by providing volunteer hours to different schools in the North Texas area. Our goal is to close the growing gap in academic achievement for underserved students in North Texas and model how such a focus can be applied elsewhere.
Many educational institutions consider the audit an essential financial planning tool that gives their facilities a "voice" in the allocation of resources and a guide for establishing priorities and achieving constant improvement of campus operations. Today, many major facility audit clients now have BSX update portions of the audit annually, as they strive for constant improvements in efficiency, energy conservation, and quality of school environment.
As relationships developed with school clients, they have naturally entrusted their major capital programs and new development to BSX. As the school's plant expert, BSX has firsthand knowledge of the school's needs and the physical development issues that make them a natural project leader.
Today, BSX continues as an industry leader providing due diligence, facility audits, and capital project leadership for construction projects for clients in over 40 states and three countries.
