Facility Audit

At regular intervals, more organizations are thoroughly assessing the condition of their physical plant—often their largest single asset. Most facility managers are busy with today’s tasks and cannot complete such a study in a timely and objective manner. A Facility Audit arms the manager with a tool to prepare more accurate operating budgets, guide fundraising, direct long-range planning and positively influence their accrediting bodies and “customers”. A Facility Audit, like a Property Condition Assessment, covers all building systems from HVAC and electrical, to roofs and finished walls. The Building Solutions Facility Audit report is tailored to be a maintenance guide and a capital planning tool, to be updated in a deliberate program, and the data resides in a powerful web-based environment for maximum flexibility and allowing broad information sharing.

Master Planning Management

We orchestrate the planner selection, schedule and organize the service delivery by the selected firm and provide the program budgets for the plan options. As construction experts, we offer input to the phasing plan. On behalf of the owner, we obtain the necessary site information and facilitate communications among parties that enable a well-informed final plan. On some assignments, we also provide programming information to the planner that includes an education-functional adequacy study, which supplements the condition assessment that is normally part of the facility audit.

Construction

As an owner’s representative with extensive construction experience, Building Solutions manages the entire building process or supplements your own team with available skilled manpower. As project managers, we establish teamwork and direct the activities of the architects and consultants on the client’s behalf. We may even be called upon to select the design team. In either event, we are the client’s principal source of cost management, scheduling, and constructability review. We help our client keep the project on-track, affordable, and synchronized with the stated goals.

As a construction manager, Building Solutions serves as the technical eyes and ears of the client, from managing budgets and administering contracts to assuring quality of construction and fair pricing. Whether we are on-site/full-time.

Troubleshooting and Remediation

Some building repairs are not routine. On specialized projects, such as building re-roofing, chilled water plant replacements, curtainwall restorations, or parking garage repairs, Building Solutions can deliver specialized design and project management expertise. On those major projects that your on-site personnel cannot manage along with their daily duties, we provide the experience, knowledge, technical expertise, and familiarity with manufacturers that’s needed. Our value will be realized in better price competition, greater efficiency, reduced disruption of your facility, and warranty protections that sometimes are only available on professionally specified and supervised work. Preventative Maintenance Planning

Cityscape Schools | Dallas, TX

Cityscape Schools is a PreK-9 open enrollment charter school serving over 600 students, most of whom live in East Dallas, Garland, and Mesquite. To accommodate its first major expansion, it embarked on a building program that began with acquisition and a phased renovation of a former church facility on Grand Avenue across from Tennison Park. It included the renovation of an existing 1,300 seat church sanctuary and converting it into a gym and performance center. Also, approximately 30,000 sf of a former church education building was converted to middle school classrooms and cafeteria. As an aging building, there were a number of basic improvements needed, such as envelope waterproofing and site drainage modifications. Among the challenges was to substantiate that the existing fire line connection was proper, involving some special inspections and negotiation with city officials to avoid having to construct an entirely new water line tap for the fire sprinkler system.

In 2016, Building Solutions was selected as the program manager with the first project on East Grand. The program manager orchestrated selecting an Architect and determining how much of the facility could be renovated within the initial budget in an initial phase. Following successful renovation of the East Grand location, the program manager was engaged to perform due diligence on alternative sites for a location in the I30/Bucker area. After several evaluations, a location on Military Parkway has been identified, assessed, acquired and master planned for Buckner Prep. In addition, a former grocery store on Lindsley Avenue in East Dallas was acquired and repurposing of that facility for PreK students is currently underway. Work on the Military Parkway location will begin in the near future and will ultimately house PreK-12 classes.

Lamar University | Beaumont, TX

Building Solutions was hired to serve as a third party project manager for this latest development within Cardinal Village (Campbell Hall). The assigned project manager temporarily took up residence in Beaumont to manage this project, as well as a major addition to the Cherry Engineering Building on campus. He met regularly with the design team and the general contractor, and toured the project multiple times each day. The project schedule required completion in time for occupancy by the incoming fall class.

The project was completed on schedule and with no litigation or outstanding disputes when the project was closed out. Facilities Department leadership judged the quality to be equal to or exceeding the prevailing quality on the previous phases.

Pflugerville ISD | Pflugerville, TX

Founded in 1936, the Pflugerville Independent School District (PfISD) is located in Northeast Travis County, consists of thirty-one (31) campuses, and encompasses approximately 95 square miles across six municipalities. The District issued a request for qualifications (RFQ) seeking qualified firms capable of performing Facilities Master Planning, Architectural Design Services, and Pre-Bond Planning Services to support a future bond election.

Building Solutions was engaged to complete the facility condition assessment of all 31 campuses encompassing approximately 4,000,000 square feet.

The concluded audit report provided valuable information to the campus master planning process and highlighted elements of need that will allow leadership to address and prioritize campus needs based on urgency and financial capability.
