Property Condition Assessments
Building Solutions offers technical investigations with a pragmatic and transaction-savvy perspective. Some assignments are merely conforming to ASTM standards, but most projects for equity stakeholders will include a detailed analysis of all building systems, using specialized experts. These studies usually include detailed condition evaluation of structural frames, roofing, building envelope and parking garage maintenance, HVAC, electrical, plumbing, fire protection, vertical transportation and code/life safety compliance. Some assignments also include review of handicap accessibility, environmental risk, zoning reviews, and development potential.

Construction
As an owner’s representative with extensive construction experience, Building Solutions manages the entire building process or supplements your own team with available skilled manpower. As project managers, we establish teamwork and direct the activities of the architects and consultants on the client’s behalf. We may even be called upon to select the design team. In either event, we are the client’s principal source of cost management, scheduling, and constructability review. We help our client keep the project on-track, affordable, and synchronized with the stated goals. As a construction manager, Building Solutions serves as the technical eyes and ears of the client, from managing budgets and administering contracts to assuring quality of construction and fair pricing. Troubleshooting and Remediation
Some building repairs are not routine. On specialized projects, such as building re-roofing, chilled water plant replacements, curtainwall restorations, or parking garage repairs, Building Solutions can deliver specialized design and project management expertise. Sustainability
Building Solutions delivers a wide range of services needed for certification programs or to simply obtain a building permit. From planning corporate sustainability strategies and “greening” programs to LEED certifications and commissioning, our team has performed the gamut of sustainable services. Architects without prior LEED experience have sought training and guidance from us, as a subconsultant on their team. Owners have looked to Building Solutions for guidance and leadership, as their LEED administrator. We have staff who are qualified to provide plan reviews and site inspections under the Green Building Program and IECC COMchecks.

Verizon Theatre at Grand Prairie | Grand Prairie, TX
This new building provides a 6,500 seat presentation space with auditorium seating. The space was constructed so it could be subdivided to smaller theaters. The project total SF was 194,000 and budgeted at $46 million.
At the time of our engagement the location was known as Nokia Live! and Building Solutions was the owner representative of the equity partner, Wall Street financiers Warburg Pincus. Following initial review of the development concept and budget, Building Solutions was engaged to participate in the design and construction process and protect the equity’s interests. The client’s operating partner, Linbeck Corporation was the sole source design-build contractor. To serve the equity partner’s interests, Building Solutions participated in project meetings, monitored quality control reports, regularly visited the site, and reported to the client in New York.
Franz Klammer Lodge | Telluride, CO
Located in a glacially carved valley surrounded by the San Juan Mountains of Southwest Colorado, Franz Klammer Lodge is a premium residency with 63 total units.
Amstar, the equity partner on the project at the time foreclosed on its non-performing development partner and engaged Building Solutions to restart the project and bring to successful completion. The project was in the middle of it’s Phase 3 development at the time we were engaged and a portion of the structural frame had been constructed along with winter weather hampering progress.
At stake was over $3MM in lost income due to the project being behind schedule and the timing peculiarities associated with international brokerage and sales. 28 of the 34 units had a hard deadline that had to be met. Building Solutions completed the entire project and received a permanent certificate of occupancy. All 34 units were ready for sales closings sixteen (16) days ahead of schedule.
Legacy at Willow Bend | Plano, TX
Opening in 2008, the Legacy at Willow Bend is Life Care Retirement Community offering a full continuum of care to its residents. The property consists of 8 buildings, comprising 410,000 square feet and 233 living units, plus amenity, dining, recreation, and support spaces.
This was the first facility assessment for this property that was less than 10 years old, but had experienced some serious façade issues. Building Solutions brought expertise to confirm the reasons and necessary remediations. Predictive budgeting showed considerable savings to the Owner by fixing underlying problems in the façade and unnecessary patching of stucco cracking by installing seams. Clapboard siding was improperly installed at construction creating multiple water leaks and ruining the siding.
The team provided the Owner direction on how to repair and budget to replace with new clapboard siding or stucco. An estimated 20-year trade-off for repairs from water leaking will pay for the fixes. The Owner is able to move forward to increase their desired curb appeal and improvements preventing incidents and raising confidence with residents.
