Property Condition Assessments
Building Solutions offers technical investigations with a pragmatic and transaction-savvy perspective. Some assignments are merely conforming to ASTM standards, but most projects for equity stakeholders will include a detailed analysis of all building systems, using specialized experts. These studies usually include detailed condition evaluation of structural frames, roofing, building envelope and parking garage maintenance, HVAC, electrical, plumbing, fire protection, vertical transportation and code/life safety compliance. Some assignments also include review of handicap accessibility, environmental risk, zoning reviews, and development potential. The assessment reports contain useful information for design and construction professionals in post-acquisition construction programs.

Master Planning Management
Most clients have little experience in organizing a master planning effort and often need a professional manager to guide them. We sometimes orchestrate the planner selection, schedule and organize the service delivery by the selected firm and provide the program budgets for the plan options. As construction experts, we offer input to the phasing plan. On behalf of the owner, we obtain the necessary site information and facilitate communications among parties that enable a well-informed final plan. On some assignments, we also provide information to education facility planners stemming from our extensive experience in that market. Our master planning leadership and technical support to the planner leads to more conclusive outcomes and better informed clients, so projects can move forward.

Construction
As an owner’s representative with extensive construction experience, Building Solutions manages the entire building process. Often we are called upon to select the design team and contractor. Regardless, we establish project teamwork and guide the activities of the architect and contractor on the owner’s behalf. As a cohesive unit with the owner,architect, and contractor, we assist in keeping the project on-track, affordable, and synchronized with the stated goals. As a third party, we are usually relied upon to validate costs, schedule, and project strategy, so projects can move forward seamlessly.

Asbestos
Building Solutions provides the full range of asbestos management services, from limited asbestos sampling to comprehensive asbestos surveys, required for any demolition that might disturb asbestos containing materials. Our team brings accredited, trained professionals with cost-effective and rapid response to any assessment or remediation needs. The internal lab analysis capabilities gives our team full control of schedules. We specialize in rapid response, so asbestos surveys are not holding up permits.

Sustainability
Building Solutions delivers a wide range of services needed for certification programs, or to simply obtain a building permit where municipalities require green building compliance. From planning corporate sustainability strategies and “greening” programs to LEED certifications and commissioning, our team has performed the gamut of sustainable services. Energy Code Compliance/COM check
Most states require all construction to meet the adopted model energy code, usually a recent version of IECC. Local building officials typically require plan reviews for conformance with energy codes and inspections of construction to ensure compliance. These reviews are to be completed by qualified professionals. Building Solutions has IECClicensed
plan reviewers and inspectors to perform these services. Energy consultants on staff are available to assist with analysis of alternatives and to prepare computerized energy models. Our energy consulting staff are often able
to prepare COMchecks more cost effectively than most design firms, an opportunity for increased productivity on your
projects.

Factory Six03 | Dallas, TX
Located in the West End district of Dallas, West End Marketplace was a hopping night spot in the 1980’s. After ten years of sitting empty, Granite Properties purchased the 7-story, 237,000 SF building for renovation and to house office, retail, and restaurant spaces and below grade parking. The property was renamed and rebranded as Factory Six03.
Buildings Solutions’ Project Management team worked closely with the client providing pre-construction monitoring and guidance of contractor mobilization, demolition, and abatement services as construction managers.
Verizon Theatre at Grand Prairie | Grand Prairie, TX
This new building provides a 6,500 seat presentation space with auditorium seating. The space was constructed so it could be subdivided to smaller theaters. The project total SF was 194,000 and budgeted at $46 million.
At the time of our engagement the location was known as Nokia Live! and Building Solutions was the owner representative of the equity partner, Wall Street financiers Warburg Pincus. Following initial review of the development concept and budget, Building Solutions was engaged to participate in the design and construction process and protect the equity’s interests. The client’s operating partner, Linbeck Corporation was the sole source design-build contractor. To serve the equity partner’s interests, Building Solutions participated in project meetings, monitored quality control reports, regularly visited the site, and reported to the client in New York.
Addison Athletic Club | Addison, TX
The project included a 20,000 sf addition to the existing, city-owned, 40,000 sf athletic club along with an outdoor leisure pool. It also included some renovations of the indoor pool and racquetball courts.
The project purpose was to expand the municipally-owned health club and athletic complex, using a highly participative process involving a citizens and user committee. The project was completed on schedule and within budget and executed while the facility was in daily operation.
Building Solutions was hired immediately following the bond issue passage and was responsible for advising the citizen’s committee from architect selection through completion. As project manager, Building Solutions provided pre construction guidance of the design team, prepared budgets and handled constructability analysis, contractor bidding, and oversight of the construction process.
