SENIOR ASSOCIATE- CONSTRUCTION

Overview

The Senior Associate leads project teams and has ultimate responsibility for the success of assigned projects. The projects consist of owner representation on development projects, oversight of master planning, and construction phase project monitoring.

 

This project leader will guide the pre-construction and construction phases of the project to meet the owner’s goals, leading the team selection and design process, providing estimates and schedules, holding team members accountable, managing communications, and helping owners fulfill their obligations in the project. After successfully serving in this role, the Senior Associate may qualify to be a construction Project Executive, Director, or Vice President.

 

General Authority

The Senior Associate reports to a Vice President or Director. This position manages subconsultants and may supervise other employees on a project level.

 

Key Accountabilities

• Assist the Owner in establishing project goals and strategies

• Lead design and construction team selections, including RFQ and RFP preparations, bid analysis, presentations to Owner, contract negotiations

• Orchestrate the master planning or conceptual design process, as applicable

• Prepare project development budgets and schedules

• Lead the design team and assist in focusing the Owner on key decisions to advance the project, and lead the contractor in supporting the pre-construction decision making

• Assist the Owner in fulfilling its contractual responsibilities--obtaining information about the site, program, coordination and procurement of owner-furnished items

• Preside over project meetings, ensure decisions are documented and communicated

• Provide cost estimating support until a Contractor is engaged, review all Contractor estimates and manage the development budget throughout the project

• Provide leadership and support Owner in building consensus around project decisions

• Keep the project on schedule, including Owner reviews, design activity, decisions

• Oversee acquisition of zoning and permit approvals, other regulatory requirements

• Conduct regular Owner-Architect-Contractor weekly meetings, hold team accountable

• Oversee the RFI, submittal and change order process

• Observe the progress of work, quality, conformance with documents, budget, schedule

• Review and approve the architect, consultant and contractor’s payment applications

• Oversee the performance of Owner’s consultants (e.g. CMT, commissioning, TAB)

• Oversee the project close out process

• Prepare Owner invoices and maintain Building Solutions Value-Add analysis

• Issue monthly reports to the Owner, participate in board presentations, as applicable

 

Skill Requirements

• Written and oral communications with Owners, Architects, and Contractors

• Technology user-level proficiency—Word, Excel, MS Project

• Soft skills that exhibit leadership, diplomacy, empathy, clarity of values, flexibility

• Can manage multiple projects in various phases for different clients 

 

Experience and Qualifications

• 4-year post-secondary degree, preferably in architecture, engineering, construction

• 10-15 years work experience in general contracting, specialty contracting, or construction administration, or overseeing construction on behalf of a developer or institutional owner

• Familiarity with work on currently developed and occupied properties, with intensive coordination requirements

• Background as a participant or leader of the pre-construction phase of a collaborative design-construction project

• Physically able to climb, lift, carry, walk substantial distances, work in all weather conditions

SENIOR ASSOCIATE- ASSESSMENTS

Overview

The Senior Associate manages assessment projects for investor and institutional clients, supervising subconsultants and internal staff in the performance of site reconnaissance, condition analysis, report writing, and advisory service. Senior Associates are typically experts in at least one building system and support other internal staff on their projects related to that system when necessary. After successfully performing in this role, the candidate will be considered to fill various department leadership positions that are quickly emerging in our growing organization, including Vice President-Assessments.

 

General Authority

The Senior Associate reports to a Director or Principal. The Senior Associate may supervise others on an administrative level, as well as on a project level.

 

Key Accountabilities

• Organize assigned projects, contact clients, schedule and plan the projects 

• Engage the project teams, consisting of company staff and consultants as appropriate, create project schedules and resource allocations

• Organize and coordinate document collection, travel, and on-site activities

• Conduct inventories of equipment and building components

• Prepare cost estimates for prescribed remediation and asset replacements

• Set up and populate a proprietary database account or an Excel spreadsheet

• Manage photographic images and incorporate them into a report document

• Review contractor reports and propose edits as appropriate

• Serve as primary contact with client, providing oral and/or written briefings

• Prepare executive summaries, compile the report document

• Present and interpret findings to the client and its governing committees

• Implement project closeout, prepare invoices

• As an expert in a building system, consult to others on staff on specific technical questions 

 

Skill Requirements

• Technical writing proficiency

• Professional knowledge of at least one major building system, gained through work experience

• Management of project teams, departments, or profit centers

• Knowledge and proficiency in using Word and Excel

• Knowledge of CMMS software is a plus

• Leadership, collaboration, communication skills and inclinations

 

Experience and Qualifications

• 4-year professional degree in Architecture, Engineering, Construction

• 10+ years of experience in design, project management, facility management, or construction

• Technology user-level proficiency

• Background in managing technical and professional staff on an administrative level

• Physically able to climb, lift, carry, walk substantial distances, work in all weather conditions

PROJECT ANALYST

Overview

The Project Analyst is an integral member of a multi-discipline project team, who is responsible for completing portions of building assessments and their related reports. The Analyst will also assist the Project Manager in preparing for assessments, organizing documents, and communicating with contractors. After successfully performing the work in this role, the candidate will likely be qualified to move into the role of Associate, serving as a project manager or a system technical specialist.

 

General Authority

The Project Analyst reports to a Senior Associate, who is a Project Manager on assessment assignments. This position does not supervise others.

 

Key Accountabilities

• Assess assigned building systems and compose technical narratives

• Prepare cost estimates for prescribed remedial work and building component replacements

• Set up and populate a project database account or an Excel spreadsheet of remedial costs

• Manage photographic images and incorporate them into a report document

• Conduct inventories of equipment and building components

• Review contractor reports and propose edits as appropriate

• Prepare general description sections of the report and compile the report document, following a prescribed procedure

• Collect, digitize, and manage source documents from building owners

• Prepare exhibits and appendices to reports

• Assist in organizing and planning each engagement, logistics, communicating with consultants

• Perform other duties as reasonably requested by direct supervisor

 

Skill Requirements

• Technical writing proficiency

• Professional knowledge of at least one major building system

• Knowledge and proficiency in using Word and Excel

• Knowledge of CMMS, scheduling, or estimating software is a plus

• Construction cost estimating is a plus

• Verbal communication skills, ability to effectively receive and deliver instructions

 

Experience and Qualifications

• Preferably 4-year professional degree in Architecture, Engineering, Construction

• At least 3 years of experience on teams delivering design or construction projects, or conducting technical assessments, or managing commercial properties

• Technology user-level proficiency

• Capacity to work for extended periods of time composing narrative and data entry at a computer

• Physically able to climb, lift, carry, walk substantial distances, work in all weather conditions

• Willingness to travel as needed

PROJECT INTERN

Overview

This is a great opportunity for an individual interested in a career in the A/E/C field. Building Solutions has a fast paced work environment and we seek talented employees who crave learning new skills and aren't afraid to tackle big projects. The selected candidate will be assigned a mentor, but will perform tasks for several project managers and members of the leadership team during the course of employment. The work content is varied and of importance to our projects and the company, so will provide valuable experience. Our company is growing and has openings for entry level employees upon graduation.

 

General Authority

The Project Intern reports to the Project Manager. This position does not supervise others.

 

Key Accountabilities

• Assisting on energy code compliance reporting, property condition assessments and facility audits

• Population of various databases, file scanning and sorting, and short-distance couriering of documents or other business related items• Collecting equipment inventory data

• Report writing, report formatting and compilation• Photographic documentation of buildings, spaces, and equipment for use in reports and cost estimating• Prepare building and system descriptions for assessment reports

• Assist with tabulating asset repair and renewal forecasts in Excel and database applications• Develop exhibits for reports, using Adobe tools

• Perform other duties as reasonably requested by direct supervisor

 

Skill Requirements

• Writing proficiency and desire to develop technical writing skills

• Basic technical knowledge of the major building systems, from work experience or classroom

• Familiarity with reading architectural plans is desirable

• Proficiency with Microsoft Office suite: Word, Excel required; Access, Project and Adobe are desirable

• Verbal communication skills, ability to effectively receive and deliver instructions and information

 

Experience and Qualifications

• Currently enrolled in High School or College, or recent graduate

• General familiarity with the real estate or construction industries

• Technology user-level proficiency

• Capacity to work for extended periods of time composing narrative and data entry at a computer

• Physically able to climb, lift, carry, walk substantial distances, work in all weather conditions

• Means of transportation to and from our offices; personal vehicle use during the day not required
